Previously with an estate agent who only arranged one viewing his father believe it or not =)
The offer was not a particularly good one and as I have discovered since going online from 15/01/12 the agent did not tell his buy to let clients about my property...

As a qualified plumber so I can certify that the water, waste water and heating system pipework is in good order and has benefited from Fernox treatment since 2004 and likely before judging by the empty bottle found in the attic.

Last year I renewed external seals on all the wooden double glazed window frames where required, sanded and applied 4 coats of woodstain.
Extra loft insulation over the rafters and around tanks was fitted by myself.

Cavity walls were filled at the time of construction (1990) as shown on the completion certificate that I have.
Confirmed by the EPA certificate surveyor.

I have retained all the survey and search documents from the time I bought the property and will happily scan and email you copies if required.

The external boundaries of the property are in line with the internal so:
all the frontage - 2+ parking spaces and garden from the front round to neighbours entrance.

Ideal as rental property similar 1 bedroom houses in Olney rent for ~550 pcm.
Will provide a rental income with even the smallest currently allowable buy to rent property deposit,
Yields of 6% per annum are typical.

Also a good starter home for a couple or a single professional.

Sought after area, likely to see a 5% future increase in absolute value from the recent announcement of a Milton Keynes to Oxford rail link.

Also the Euro collapse is causing money to flood into the UK now, so I expect prices to rise this year.

I am a keen gardener so have built 3 raised beds and installed a garden tap.
The frontage is West facing benefiting from afternoon sunshine and passive heating.

Here is the blurb from the agent I bought several years ago:

With the aim of full disclosure:
The interior could probably do with a coat of paint I don't think it has been decorated for 10 years or more.
The carpets could also do with a clean.
As a single man, the decor has not been of great interest to me, if it bothers you a weekend with paint rollers would put it right.
I have been quoted 130 for carpet cleaning.
The fitted oven needs replacing I think the element / fan or perhaps both are faulty, I use a microwave and the hob so have never bothered replacing the oven.
