Hilley Field Lane can be found in Fetcham, in the heart of Surrey. Its a busy village extremely popular with London commuters, families, professionals, and those looking for a great community spirit with easy access to London, Guildford, Cobham, Epsom and Leatherhead.

There is a train line running behind the back garden. The line was upgraded a few years ago making it smooth and quiet now. Its not a main line just servicing Effingham junction station so trains are infrequent, and the train can hardly be heard when inside. The train line cant be seen from the garden, and having it there does provide privacy as you have no-one behind the back fence.
One of the great things about this property is the large green out front with gorgeous big trees, giving a great outlook from the lounge, study and two of the upstairs bedrooms. No chance to wave at your neighbours in their sitting room from this house! At Christmas time the neighbours have been known to get together on the green for a bring share of mulled wine mince pies, and theyve even had a brass band join the festivities for a few carols. The road servicing the house is like an extra road almost like a cul-de-sac in that its only really used by the eight or so homes along that strip of road.
The front driveway easily accommodates two cars, and features an easy-to maintain flower bed with some fantastic large palm trees giving it a tropical feel.
This house was extended some years ago. The neighbours on both sides have extended their homes even further, building up where the existing side extension is, and out (partly double height) where the back patio is, making really large homes, so if you think youll need more space in future, planning should just be a formality.
